• Seller Financing Tips- Looks for homes that are free and clear -> Look for owners who live out of state. Title Reps can compile detailed searches for home owner leads with information such as (date of last sale, status of mortgage etc)
• Out of State Investing- There are many markets that are inexpensive. It's important to have boots on the ground who can look out for you (property manager, friends, community members etc)
• Using OPM (Other People's Money)- It's important to have a specific niche for the type of properties you want to invest in to show investors. Your 4-5 page presentation should include information such as--budget for acquisition, budget for rehab, ARV(after repair value), how much and when they will get their return. You only need 3-4 reliable investors. 
• It's not all about adding units, it's all leaving a legacy for your children and your family
