In today's REI Hot Seat E080, I'm diving into a land deal in Florida that has unique potential despite some challenges. We're under contract for a 20-acre parcel which, despite having high-voltage power lines and limited access issues, offers considerable upside due to its size and versatility—you can hunt, ATV, or dirt bike on it.
The complexities of this deal stem from it being near a floodplain and wetlands, and having only ATV trails for access. We've negotiated hard, dropping our initial per-acre cost from $13,000 down to $5,000, aiming for a flip that could net us around $100,000 in profit.
It's an intricate deal but showcases the lucrative opportunities in land investments here in the U.S. compared to the Canadian market. Even though the path forward is not fully clear and relies heavily on local realtor insights, the strategy remains robust: buy significantly under market value, and navigate the legal and environmental complexities to turn a substantial profit.
This is a classic example of how understanding local conditions and having boots on the ground can transform a potentially problematic property into a profitable project.
